A Productive Mountain Estate with Exceptional Water and Usable Land
This 47-hectare (116-acre) property near Yangana offers a rare combination of substantial mountain acreage, highly usable and productive lower land, exceptional water resources, an established orchard, agricultural infrastructure and a spacious home.
The heart of the property is approximately 2.5–3 hectares of flat to gently sloping land at the base of the mountain. This is where the main residence, pond, avocado orchard and much of the established agricultural activity are located.
More than a decade ago, the owners thoughtfully shaped portions of this terrain with machinery, creating a series of distinct areas suitable for additional homesites, gardens, orchards and other uses. Rather than simply leveling the land, the work was done with privacy and the natural contours in mind. The different areas are separated enough to create their own sense of space while maintaining beautiful, uninterrupted views across the valley and surrounding mountains to the east, west and north.
The main house sits toward the western side of this large usable area, leaving considerable open and productive land extending away from the residence.
More Than 200 Mature, Producing Avocado Trees
The lower portion of the property is home to an established orchard of more than 200 mature, fruit-producing avocado trees.
